- Monthly Rent: Rent is payable in advance and is non-refundable once the month has begun. No pro-rata refund is provided for mid-month departures.
- Pro-rata Exception: If a resident provides 30+ days notice and vacates mid-month, a pro-rata refund may be considered for the remaining days of the month, subject to management approval.
- Meal Charges: Meal charges are part of the monthly package. No refund is provided for skipped meals or temporary absence.
3. Cancellation Before Move-In
- If you cancel your booking more than 15 days before the scheduled move-in date, the full advance amount (excluding any non-refundable processing fee of ₹500) will be refunded.
- If you cancel 7 to 15 days before move-in, 50% of the advance amount will be refunded.
- If you cancel less than 7 days before move-in, no refund will be provided.
- If you fail to move in on the scheduled date without prior notice, the booking will be treated as cancelled and refund rules will apply from the scheduled date.
4. Deductions from Refund
The following amounts may be deducted from the refundable security deposit:
- Unpaid rent, meal charges, or utility bills.
- Repair costs for damages to furniture, fixtures, walls, or electrical fittings caused by the resident.
- Replacement cost for missing items (keys, remote controls, furniture parts).
- Cleaning charges if the room is left in an unhygienic condition.
- Late payment penalties accrued during the stay.
- Any other charges specified in the rent agreement.
Note: An itemized list of deductions will be provided to the resident within 7 days of vacating the premises. Residents have the right to dispute any deduction in writing within 5 days of receiving the statement.
5. Refund Processing Time
- Once the final inspection is completed and the room is vacated, the refund process begins.
- Refunds are processed within 15 to 30 business days from the date of vacating.
- Refunds are made via bank transfer (NEFT/IMPS) to the registered bank account. Cash refunds are not provided for security deposits.
- Residents must provide valid bank account details (Account Number, IFSC Code, Account Holder Name) at the time of move-out to process the refund.
6. Force Majeure and Special Circumstances
In the event of extraordinary circumstances beyond the control of either party (such as natural disasters, pandemic lockdowns, government orders, or building structural issues), the following applies:
- If the premises become uninhabitable, rent will be refunded on a pro-rata basis from the date of forced vacating.
- The security deposit will be refunded in full after deducting actual damages, if any.
- Management will provide reasonable notice and assistance to relocate residents where possible.
7. No-Show Policy
If a resident books a room, pays the advance, and does not show up within 7 days of the scheduled move-in date without any communication, the booking will be automatically cancelled. The refund will be processed as per the "Cancellation Before Move-In" rules above.
8. Dispute Resolution
Any dispute regarding refunds or deductions shall first be resolved through direct discussion with the management. If unresolved, the resident may escalate in writing via email to info@mahakalresidency.com. We are committed to resolving all disputes fairly within 15 business days of receiving the written complaint.
